Riviera Nayarit, in the Top 5 cities to invest in Real Estate
This week I was pleasantly surprised to read a study carried out by HEI Data from the firm Levy Holdings, a web platform for consultation and analysis of information specialized in the real estate sector, which includes the Riviera Nayarit among the five destinations with potential to invest in Real Estate in Mexico, this thanks to its geographical location, economic, social and cultural growth.
HEI Data’s analysis indicates that, as a result of the pandemic and the so-called new normality, the way in which people travel and take days off have changed, positioning the Mexican real estate sector as an excellent option to invest.
In this sense, the Riviera Nayarit “is not only a paradise thanks to its beaches, but also thanks to the capital gains and return on investment”, which are key factors to position it among the best areas to invest in a property, whether for business, vacation or retirement home, with a vacation Return on Investment (ROI) of 9%-14%, a traditional ROI of 5%-7% and Capital Gains of 22.01%, above other beach destinations such as Tulum and Playa del Carmen and city destinations such as Monterrey and Guadalajara.
The study adds that this tourist corridor is attractive especially to people from the United States, Europe and Canada, respectively, although according to data from La Haus -a leading proptech in Latin America- 70% of potential buyers are considered to be nationals and 30% foreigners, with an average age of 27 to 45 years.
Regarding the areas of the Riviera Nayarit that are in vogue, HEI Data coincides with what we had already highlighted in some of my previous articles: Nuevo Vallarta (Nayarit), Bucerías, La Cruz de Huanacaxtle and Sayulita are the micro-destinations that are having more and more strength in the region, with average rental prices of 23 thousand pesos and an average sale price of 8.9 million pesos.
Of course, this impressive boom is due to multiple factors and one of the most important ones -I cannot fail to mention it- is the intense tourism promotion work that has been carried out in the last 15 years to position this destination in international markets. To this we must add its strategic location, close to the United States and Canada, in such a way that its air connectivity is excellent and its land connectivity is constantly growing. Other factors are its conditions for rest, outdoor sports, recreation, recreation, ideal for people looking for a place to relax and forget about the stress caused by living in big cities.
It is also worth noting the great surplus value of real estate investments, the size and strength of the domestic market, with goods and services that allow a much more pleasant and exclusive lifestyle, all within an environment of security, tranquility and stability.
Finally, let me tell you that I have lived in this tourist corridor for more than 25 years, first as a permanent resident and then as a Mexican citizen, so I can attest to its wonderful characteristics and the quality of life that is enjoyed here.
